House Rules
Prefer no shoes in the house to keep the house clean!
Guests must abide by all laws and ordinances of the state of Florida, Walton County, and the city of Miramar Beach. You are staying at this property and using the facilities at YOUR OWN RISK.
By booking this property you agree to all rules set forth in the Rental Agreement as following:
RESERVATION:
- This property has a MAXIMUM OF 10 PEOPLE. If you bring more humans (children included) than agreed upon by your reservation you will be asked to leave without a refund.
ADDITIONAL TAX:
-Please note that Walton County is not contracted with AirBnB platform which means that the occupancy taxes collected from guest via AirBnB does NOT include the Walton County Tourist Development Tax.
Upon reservation, 5% of Walton County Tourist Development Tax will be collected and remit to the Walton Co. Clerk of Court & Co. Comptroller.
- CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK-OUT IS 10 A.M. CST.
-ABSOLUTELY NO Early Check-in or late check-out. A full day rent charge will be assessed if the guest does not check-out promptly at 10 A.M. Please remember there is absolutely NO parking in the homes driveway or unloading of personal items prior to 4 P.M. We have our inspectors, pool people, yard people, maintenance and cleaners that need unrestricted access to the home up until that time. Attempted check-in prior to 4 P.M. will result in your responsibility for any damages not yet inspected and any repairs necessary billed at emergency hourly rates.
- No reservations will be made to individuals under the age of twenty five (25). One (1) guardian is required for every four (4) individuals under the age of twenty-five. Guardians must always accompany their children under the age of twenty-five (25) and be present at the time of check-in. Underage drinking and/or partying are NOT allowed. Non-compliance of these rules and regulations will result in immediate eviction with no return of all payments made.
- A damage deposit and/or damage insurance coverage (if available on the booking channel) is required. If no damages are incurred and home is left in the order it was found & there have been no other violations of rental policy, then the damage deposit (if applicable) will not be charged and released back to you after checkout. Damage insurance coverage is a non-refundable fee.
NOTE: If expenses are incurred to repair damages, replace missing items, pay for extra cleaning or any other direct or indirect damages or violations of rental policy as a result of your stay, we reserve the right to apply the damage deposit to offset expenses and charge you for any damages that are not covered by the deposit or other coverages. Note you will be personally responsible not only for any direct damages but also for any loss of rental income and for any other indirect third party damages that result of your stay (eg, accommodation and travel expenses of guests checking in after you in case they are delayed till repairs are done).
-EXCHANGE OF MONEY AUTOMATICALLY CONSTITUTES ACCEPTANCE OF ALL TERMS AND CONDITIONS SET FORTH HEREIN.
DAMAGE/MAINTENANCE:
- Should there be an issue with utilities or mechanical failure of internet, appliances, air conditioning, please inform us within first 24 hours so that we can make every reasonable effort to repair in a timely manner. No refunds or rent reductions will be made due to mechanical failures or malfunctions, interruptions of utilities, maintenance problems or construction in the area.
- Maintenance is not available during your stay unless it's an emergency. If something is broken it's because the previous guest didn't tell us. If you see something, Say something. Guests must notify the owner of any maintenance problems immediately that would affect the safety and security of any person renting and staying in the house.
- Each person renting and staying in our home (guests) agree to be responsible for all damage and loss of personal property to his or her as well as all persons, occupants, guests, and invitees’ personal property during the term of this lease/rental agreement. Furthermore, the owners are considered harmless to damage, loss, or theft of such personal property.
- Owner (and any of his authorized representatives) is, by Florida law, allowed to enter the home at any time if he/she suspects any actions that might breach this contract. The owner may also enter home to check A/C filters and for any other reason necessary to maintain the security and comfort of guests or property.
-Hurricane Policy Refunds will not be issued unless The National Hurricane Center advises that we are in a named “Hurricane Warning Area”
-ABSOLUTELY NO SMOKING IS PERMITTED! You will be asked to leave without a refund. Your security deposit will be forfeited, and you will incur an additional charge for carpet cleaning and deodorizing if any evidence of smoking is found in the house or on the premises.
ABSOLUTELY NO FIRE of ANY kind is NOT permitted inside the cabin including the candles. You will be asked to leave without a refund. Your security deposit will be forfeited, and you will incur an additional charge for any damage in the house caused by fire.
-ABSOLUTELY NO PETS! Immediate eviction can be expected of the group and loss of all rent and damage deposit. Although we love animals, this is to keep our house in pristine shape.
-ASSISTANT ANIMALS-Please understand and consider that this property is a shared space (the owner uses as a second home/vacation home) and an assistance animal would create a health or safety hazard to our personal allergies and those of future guests.
-ABSOLUTELY NO PARTIES/EVENTS allowed.
QUIET TIME:
-Be considerate to your new neighbors! Quiet hours are from 9 pm to 8 am, during which time the noise from the home shall not unreasonably disturb adjacent neighbors. Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area. Your new neighbors are intolerant of noise and will call the Police if you have parties or make loud noises. If the Police are called, we may lose our permit to do vacation rentals; you will be immediately evicted, will lose your damage deposit, and may be held liable for consequential damages. Amplified sound that is audible beyond the property boundaries is prohibited.
POOL:
-Please abide by the Community Pool Rules. Enter the pool at your own risk. No lifeguard on duty.
PARKING:
- Parking is available on the private driveway.
-Golf cart should be in the garage after every use. Do not leave the golf cart key inside the garage.
-Street parking in front of property is available within the community.
-Trailers, RV's, and other oversized vehicles are not allowed.
-Do not block the garbage truck’s access to trash dumpsters.
WIFI/INTERNET:
- You acknowledge and agree that use of WiFi/Internet services at the rental property (“Services”) is for personal use and agree not to use the Services in a manner prohibited by any federal or state law or regulation. Transmission or download of any material in violation of federal or state law or regulation, including, but not limited to any copyrighted material, is prohibited. We assume no responsibility for and exercise no control over the content contained on the Internet or is otherwise available through the Services. All content accessed or received by you (or an invitee of yours) is used at your own risk. In the event that we receive a copyright infringement notice from a copyright holder and/or an Internet service provider, which includes a date and time of the alleged infringement that occurred during your stay, we may reveal your identity (name, address and telephone number) to the copyright holder and/or Internet service provider and you will be responsible for any associated fines.
SECURITY CAMERA:
- We have the Ring Floodlight Camera Wired in front/back of the property for monitoring. Do not touch the camera. It is ONLY for monitoring OUTSIDE of the property. WE DO NOT HAVE ANY CAMERA INSIDE the property.
GOLF CART LIABILITY WAIVER:
-In exchange for the privilege to operate a golf cart, it is your responsibility for your own negligence and the negligence of any operator of the golf cart.
-Operate the golf cart in a safe manner and adhere to all rules set forth by owner of the unit, and ensure that anyone operating the golf cart with your consent does the same.
-It is your liability for all medical and legal claims that may arise from the use of the golf cart.
-You voluntarily agree to accept the risks of using a golf cart and on behalf of yourself, your personal representatives and your heirs hereby voluntarily release the owner from any and all claims, actions, causes of actions, suits, judgments and demands for bodily injury, property damage, loss of life and/or loss of services, in law or equity, that may in any way or manner arise out of use of the golf cart.
-The golf cart must be operated in accordance with the owner of unit.
-The golf cart must be FULL of GAS right before checking out from the unit.
-It is strictly forbidden for an individual without a valid driver’s license operate the golf cart.
-It is your responsibility for the possession/control of golf cart key when not in use.
-Golf carts are a motorized vehicle and driving or riding in these vehicles can lead to serious injury, property damage and even death. The use of these vehicles is for transportation and use should conform with all rules & regulations of the owner of the unit. No excessive speeding, joy riding, disregard of traffic signs, or any type of unreasonable activity with the golf cart will NOT be tolerated by the owner of the unit.
-You need to limit the number of golf cart occupants to the number of occupants recommended by the golf cart's manufacturer (6 seaters).
In no way should the use of this vehicle be seen as an endorsement by the owner of a form of recreation or fun. YOU ACKNOWLEDGE THAT THE OWNER DOES NOT GIVE WARNINGS WITH REGARD TO VIOLATIONS OF APPLICABLE RULES. YOU ACKNOWLEDGE AND AGREE THAT IN THE EVENT GOLF CART IS USED IN VIOLATION OF THE RULES, THE OWNER MAY LEVY FINES AGAINST YOU.
HOUSE ESSENTIALS:
-Guests will be supplied with an initial set of household essentials (toilet paper, dishwasher pod, trash bag, etc), and will be expected to supply their own after the initial supply is depleted.
We provide:
-2 Toilet Paper Rolls Per Bathroom
-1 Roll of Paper Towel
-Linens including Sheets and Towels (not beach towels)
-Dishwashing Pods or Soap
-Starter kit (soap bar/shampoo/conditioner/bath soap/body lotion/makeup remover wipe)
-2 trash bags (per trash can)
-Starter kit laundry detergent (per washer)
-Slippers/sanitizer
Things to bring:
-Bring your own coffee beans/Keurig pods
-Extra dishwashing soap
-Extra laundry detergent
-Dryer sheets
-Extra shampoo, conditioner, body soap, hand soap, etc.
-Beach towels
-Suntan lotion (Please check expiration dates!)
-Extra paper towels
-Extra toilet papers
-Extra garbage bags
-Sanitizer, etc.
MISCELLANEOUS:
-All furniture must be kept in the house, except the outside patio/porch
furniture.
- For makeup removal, please use makeup remover wipe provided. Please help us keep our towels WHITE and BRIGHT
- Make sure to close the door so no pests/bugs come inside.
- Please close the garage door when not in use.
- Please apply sunscreen outside of home. Sunscreen damages the furniture, couches, and linens.
- Please clean any spills immediately and do not sit on furniture in wet swimsuits or with suntan oil on.
- Please do not remove any sheets, towels, cups, glasses, etc. from the unit. Do not take bathroom towels to the pool or beach.
- Please shake any sandy articles prior to entering unit and before placing in washer. Rinse sandy feet at the water outlet to the left of the garage.
-Please do not flush sanitary products down the toilets.
-Turn off all lights and fans while out to conserve energy.
CHECKOUT:
Follow these Checkout Procedures to Avoid an Extra Cleaning Fee:
- Checkout time is at 10AM (Central Time).
-Please leave used sheets on the beds. Place used towels in the laundry baskets provided.
-Please DO NOT remove mattress covers. Leave quilts and pillows in the rooms.
-All dishes should be run for 1 hour in the dishwasher.
-Take out trash, turn off all lights, TVs, sound and fans.
-Close and lock all windows and doors.
-Don't forget all your belongings!
